1. Your roof is 20+ years old

Most asphalt shingle roofs in New Jersey last 20 to 25 years. If yours is approaching that age — even if it looks okay from the ground — it's worth a professional inspection. Age alone is one of the strongest predictors of a roof nearing the end of its life.

2. Shingles are curling, cracking, or missing

Walk around your home and look up. Shingles that are curling at the edges, cracked, or blistered have lost their protective granules and are no longer sealing out water. A few missing shingles after a storm can be repaired — but widespread damage usually means it's time to replace.

3. Granules in your gutters

Those little sandy granules are the shingle's sunscreen. When you find piles of them in your gutters or at the bottom of downspouts, your shingles are wearing out. New roofs shed a few granules; an old roof sheds them by the handful.

4. Daylight or stains in the attic

Head into your attic on a sunny day. If you can see daylight through the roof boards, water can get in too. Dark stains, streaks, or a musty smell point to moisture that's already made its way inside.

5. Sagging rooflines

A roof should follow straight, clean lines. Any visible sag or dip can indicate structural problems or trapped moisture rotting the decking underneath — something to address quickly before it worsens.

6. Higher energy bills

A failing roof often means failing ventilation and insulation. If your heating and cooling bills have been creeping up with no other explanation, your roof and attic may be letting conditioned air escape.

7. Your neighbors are all getting new roofs

In many New Jersey developments, homes were built around the same time with the same materials. If the houses around you are getting replaced, yours is likely on the same clock.
